It fits a family of five, it fits a 50×100 plot, and it holds its value.

What Makes a 3 Bedroom House Design Modern?

A modern house is not just a flat roof. Instead, it is a set of design choices that work together. Here are the features our clients in Nairobi, Kiambu and Machakos ask for most.

Clean Lines and a Flat or Hidden Roof

Modern Kenyan homes hide the roof behind a parapet wall. As a result, the house reads as a set of clean boxes. A concrete flat roof also gives you a rooftop terrace and space for tanks and solar panels. Alternatively, a hidden mabati roof behind a parapet gives the same look for less money. Compare both in our guide to roofing designs in Kenya.

Large Windows and Natural Light

Big windows bring in light and views. Therefore, modern 3 bedroom houses use floor-to-ceiling glass in the living room and wide windows in the bedrooms. However, glass must face the right way. In Nairobi, we shade west-facing windows with slab overhangs, so the house stays cool in the afternoon.

Open-Plan Living

Modern layouts join the living room, dining and kitchen into one bright space. Consequently, a 140 m² bungalow feels much larger than its size. That said, Kenyan cooking creates smoke. For that reason, many clients add a back kitchen or a sliding glass door. Read more in our guide to kitchen layouts for Kenyan house plans.

Mixed Materials on the Facade

A modern facade mixes two or three finishes. For example, smooth white plaster pairs well with Nairobi blue stone, Juja stone cladding or timber slats. Similarly, grey aluminium windows and black steel railings complete the look. Explore more ideas in our exterior house design guide.

Modern 3 Bedroom House Plans With Photos

Below are our most popular modern 3 bedroom house plans, with photos. Each picture is a render of the actual design, so what you see is what you build. Click any plan to see its floor area, plot size and price.

The Baraka: Modern 3 Bedroom Flat Roof Bungalow

The Baraka is our best-selling modern 3 bedroom house design. It covers 138 m² and sits comfortably on a 50×100 plot. In addition, it has a flat roof with parapet walls, a master ensuite and an open-plan kitchen. Architectural drawings cost about KSh 34,500.

This design suits first-time builders in Ruiru, Juja and Kitengela. Furthermore, the simple rectangular footprint keeps the structure affordable.

The Imani: Contemporary 3 Bedroom With All Ensuites

The Imani is our trending contemporary design. All three bedrooms are ensuite. Meanwhile, a cantilevered slab shades the front terrace, and stone cladding frames the entrance. It covers 162 m², and drawings cost KSh 36,700.

Families in Karen, Syokimau and Nakuru often choose the Imani. Specifically, they like that guests and children each get a private bathroom.

The Msafiri: L-Shaped Modern Bungalow

The Msafiri wraps around a private garden in an L-shape. As a result, every bedroom looks onto green space. It also includes a small home office. At 142 m², drawings cost about KSh 35,500. Read more about this layout in our guide to L-shaped and U-shaped house plans.

The Kilimani: Modern 3 Bedroom Maisonette

The Kilimani is a slim flat roof maisonette for 40×80 plots. Downstairs, you get open living and dining. Upstairs, you get three bedrooms, a family lounge and a glass balcony. It covers 182 m², and maisonette drawings start at KSh 60,000.

The Thika and the Neema

The Thika is a contemporary gable roof maisonette with a double-height entrance and two ensuite bedrooms upstairs. Meanwhile, the Neema is a classic hip roof bungalow with a wide veranda. Although the Neema is less boxy, it still uses modern open-plan living inside.

Low Budget Modern 3 Bedroom House Designs

Many Kenyans want a modern look on a tight budget. Fortunately, that is possible. The trick is to keep the shape simple and to spend on the parts people see.

Keep the Footprint Rectangular

Every corner, step and bay in a wall adds cost. Therefore, a low budget modern 3 bedroom house design starts with a simple rectangle of about 100 to 120 m². You can then add interest with a stone feature wall or a projecting window frame instead of extra corners.

Use a Hidden Mabati Roof

A concrete flat roof costs about 15 to 30 percent more than a pitched roof. However, you can hide a low-pitch mabati roof behind a parapet. As a result, the house looks modern from the road, yet the roof costs much less. Read our comparison of flat roof vs mabati roofs.

Group the Wet Areas

Place the kitchen, bathrooms and laundry next to each other. Consequently, the plumbing runs are short and cheap. In a three bedroom house, back-to-back bathrooms can save a noticeable amount on pipes and labour.

Build in Phases

If money is tight, build the shell first. For example, finish the structure, roof, windows and one bathroom, then move in. Later, you can add the second bathroom tiles, the kitchen cabinets and the paving. See more ideas in our guide to low cost house plans in Kenya and our house plans by budget.

Modern 3 Bedroom Bungalow or Maisonette?

Both designs can look modern. However, they suit different plots and families.

A bungalow keeps everything on one floor. Therefore, it suits young children and elderly parents. It is also cheaper per square metre, since there is no staircase or suspended slab. On a 50×100 plot in Kitengela or Kisumu, a modern 3 bedroom bungalow leaves space for parking and a garden.

On the other hand, a maisonette uses less land. Consequently, it is the better choice on a 40×80 plot in Ruaka, Kikuyu or Syokimau. It also gives bedrooms more privacy and better views upstairs. Inside a Modern 3 Bedroom House: Room by Room

A modern exterior needs a modern interior. Here is how we lay out each room in a three bedroom house design.

Living and Dining

The living room faces the garden, not the gate. As a result, you get privacy and a view. We also put the dining table between the kitchen and living room, so it links both spaces.

Kitchen

An island or peninsula counter makes the kitchen social. Meanwhile, a pantry or store keeps bulk shopping out of sight. In addition, we always plan a gas cylinder cage outside for safety.

Master Bedroom

The master bedroom sits at the quiet end of the house. Typically, it has an ensuite, a walk-in closet or fitted wardrobe, and a large window or a small balcony. For more ideas, see our all-ensuite house plans.

Children's and Guest Bedrooms

The other two bedrooms share a bathroom or each get a small ensuite. Furthermore, we size them for a double bed and built-in wardrobes, usually about 3.0 × 3.3 metres.

Design fashions change. However, some trends have real staying power because they solve Kenyan problems. Here is what we are drawing most this year.

Rooftop Terraces

A flat roof is no longer just a roof. Instead, families in Kitengela, Syokimau and Ruiru turn it into an outdoor lounge with a pergola, a small kitchenette and space for evening nyama choma. Moreover, the terrace hides the water tanks and solar panels behind a parapet.

Solar-Ready Roofs and Water Storage

Power cuts and water rationing are part of life in many towns. Therefore, modern 3 bedroom plans now include a solar-ready roof, a tank platform and rainwater harvesting from day one. Read our guide to water and power planning for Kenyan homes.

A Home Office

Since more Kenyans work from home, a small study is now a standard request. Typically, we place it near the entrance, so clients do not walk through the house. Alternatively, the third bedroom doubles as an office with a fold-down bed.

Security Built Into the Design

Modern homes need modern security. For example, we design steel casement windows with hidden grilles, a lockable bedroom wing and good lighting around the compound. As a result, the house stays safe without looking like a cage. See our home security design guide.

Gated Community Designs

Finally, many modern 3 bedroom houses are now built in gated estates. In such estates, the developer repeats one design across many plots. Consequently, a clean, modern design with a strong street face is essential. Read about townhouse and semi-detached house plans.

Modern 3 Bedroom House Designs Across Kenya

Climate and soil change the design. Therefore, we adapt every modern three bedroom house to its location.

Nairobi, Kiambu and Machakos

Plots are small and expensive around Nairobi. Consequently, compact modern bungalows and slim maisonettes lead. In Syokimau and Athi River, black cotton soil often needs a stronger foundation. Meanwhile, in Ruiru and Ruaka, gated estates may set their own design rules. See more in our guide to house plans in Nairobi.

Kajiado: Kitengela, Ngong and Rongai

Kitengela is windy and dusty. Therefore, we use smaller windows on the windward side and deeper overhangs. In Ngong, modern designs face the hills, often with a rooftop terrace. Read our Kitengela, Ngong and Rongai guide.

Nakuru, Eldoret and the Rift Valley

The Rift Valley is cooler. As a result, we add more glass on the north and east to catch the morning sun, plus a fireplace in the living room. Browse plans for Nakuru and Eldoret.

Mombasa and the Coast

Coastal homes need cross-ventilation and shade. Therefore, a modern coastal design uses high ceilings, deep verandas and louvred windows. See house plans in Mombasa.

Kisumu and Western Kenya

Around Lake Victoria, heat and heavy rain shape the design. Consequently, we add wide roof overhangs and screened windows. See house plans in Kisumu.
