Maisonette vs Bungalow in Kenya: Which Should You Build?

Choose a bungalow if…

• You have a larger plot (50×100 or more)
• You have elderly parents or want to avoid stairs
• You want the simplest, fastest build
• You may add a floor later (design for it from the start)

Choose a maisonette if…

• Your plot is small (40×80 or 50×100 in a busy town)
• You want privacy between living areas and bedrooms
• You want more garden, parking or a pool
• You like views from upstairs balconies

Cost

For the same floor area, the two cost about the same. A maisonette has a smaller foundation and roof, but needs a staircase, a suspended slab and a stronger structure. The real saving with a maisonette is land.
