3 Bedroom Hip Roof Bungalow design in Kenya: the Neema, exterior photo

Bungalow house plans in Kenya remain the most popular way to build a family home. A bungalow is a single-storey house with everything on one level. As a result, it is easy to live in, easy to build and easy to extend. From Nyeri to Kisumu and from Machakos to Eldoret, the bungalow is the backbone of Kenyan housing.

In this guide, we explore bungalow designs in Kenya from 2 to 6 bedrooms. We compare flat roof and pitched roof bungalows, simple and modern styles, and designs for different plot sizes. Additionally, we share our drawing fees, 2026 building costs and tips for every region.

Why Kenyans Love Bungalows

No Stairs

A bungalow has no stairs. Therefore, it suits young children, elderly parents and anyone with limited mobility. Many Kenyans also plan to retire in their bungalow, so one-level living is a big advantage.

Lower Cost per Square Metre

Bungalows avoid the suspended slab and staircase of a maisonette. Consequently, they cost less per square metre to build. They also need simpler structural design, especially with a pitched mabati roof.

Easy to Extend

A bungalow can grow sideways or upwards. For instance, you can add a bedroom wing later, or design the structure now for a future upper floor. This flexibility suits families who build in phases.

A Strong Connection to the Garden

Every room in a bungalow is close to the ground. As a result, living rooms open directly onto verandas and gardens. This suits Kenya's mild climate and outdoor lifestyle.

Types of Bungalow Designs in Kenya

Simple Bungalows

A simple bungalow uses a rectangular footprint and a mabati hip or gable roof. It is the cheapest way to build a decent home. Our Zawadi bungalow is a 72 m² two bedroom design that keeps costs low. Browse our low cost house plans for more.

Modern Flat Roof Bungalows

Modern bungalows use flat concrete roofs, parapet walls and large windows. Our best-selling Baraka bungalow is a 3 bedroom flat roof design with a DSQ on a 50×100 plot. Similarly, the Amani bungalow packs two bedrooms into 88 m². See our flat roof house plans.

Contemporary Bungalows

Contemporary bungalows push the style further. For example, the Imani bungalow uses floor-to-ceiling glass and a cantilevered roof slab. Every bedroom is ensuite. Browse our modern house designs.

Classic Hip Roof Bungalows

A hip roof with clay or concrete tiles gives a timeless look. The Neema bungalow is a 3 bedroom classic with a wide veranda and formal dining. It suits families who want traditional proportions.

Stone and Courtyard Bungalows

On larger plots, bungalows can spread around a courtyard. The Savanna bungalow wraps four ensuite bedrooms around a central garden. Meanwhile, the Jabali bungalow uses natural stone, ideal for Nyeri, Nanyuki and Machakos.

Coastal Bungalows

At the coast, bungalows need high ceilings, deep verandas and cross-ventilation. The Pwani bungalow was designed for Mombasa, Kilifi and Kwale.

Bungalow House Plans by Number of Bedrooms

2 Bedroom Bungalows

Two bedroom bungalows suit couples, retirees and rental cottages. They fit on 40×80 plots. See our 2 bedroom house plans.

3 Bedroom Bungalows

The 3 bedroom bungalow is Kenya's most popular home. It suits a family of four or five on a 50×100 plot. See our 3 bedroom house plans and the Msafiri bungalow, an L-shaped design with a home office.

4 Bedroom Bungalows

Four bedroom bungalows need more land, usually a 50×100 plot or larger. The best-selling Kifaru bungalow is a 205 m² flat roof design with a double car porch. See our 4 bedroom house plans.

5 and 6 Bedroom Bungalows

Large bungalows suit extended families on big rural plots. The Malaika bungalow has five bedrooms on half an acre. Meanwhile, the Boma homestead has six bedrooms for multi-generational living.

Flat Roof vs Pitched Roof Bungalows

The roof is the biggest style and cost choice for a bungalow.

A flat roof gives a modern look and a usable rooftop. Moreover, it can carry a future upper floor if the structure is designed for it. However, it costs about 15 to 30 percent more than a pitched roof. It also needs careful waterproofing.

A pitched mabati roof is cheaper and quicker to build. Furthermore, it sheds heavy rain easily, which suits Kisii, Kericho and Kakamega. Clay or concrete tiles add insulation, which helps in cold areas like Nyandarua and Limuru.

Choosing a Bungalow for Your Plot Size

40×80 Plot

A 40×80 plot suits a 2 or compact 3 bedroom bungalow of up to about 110 m². See our 40×80 plot house plans.

50×100 Plot

A 50×100 plot fits a 3 or 4 bedroom bungalow with parking and a garden. Read our guide to the best house designs for a 50×100 plot.

Quarter Acre and Larger

From a quarter acre, you can build a large bungalow with a courtyard, a DSQ and a pool. Rural plots upcountry often allow even more space.

What Makes a Good Bungalow Layout?

Clear Zoning

In fact, the best bungalows separate living and sleeping zones. Therefore, bedrooms sit in a quiet wing, while the living room, dining and kitchen sit near the entrance.

Short Corridors

However, long corridors waste money. Consequently, we group bedrooms around a small hall rather than a long passage.

Good Orientation

In Kenya, the sun is high and moves east to west. As a result, we face the main rooms north or south and shade east and west windows. This keeps the house cool.

Verandas and Outdoor Rooms

Moreover, a veranda is the bungalow’s best feature. It gives shade, shelter from rain and a place to relax. We often add a gazebo or a covered barbecue area too.

Mistakes to Avoid With a Bungalow

Ignoring Future Expansion

If you may add a floor later, design for it now. Otherwise, the foundation and columns may not carry the extra load.

Building Too Close to the Boundary

Furthermore, counties set minimum setbacks from boundaries. Building too close can block approval and anger neighbours.

Skipping the Soil Test

Black cotton soil in Athi River, Syokimau and Kitengela can crack a bungalow's walls. A soil test and proper foundation prevent this.

Choosing Finishes Too Late

In addition, finishes drive cost. Therefore, decide on roof, floor and window types early, so the BQ is accurate.

Building a Bungalow in Phases

Many Kenyan families build their bungalow over two or three years. In fact, phased building is often the smartest way to avoid debt. However, it needs a plan that supports it.

First, complete the foundation, walls and roof in one go. This protects the structure from the weather. Next, fit doors, windows and the main plumbing and wiring. Then move in and complete the finishes room by room as money allows.

Additionally, some families build one wing first. For example, they finish the living areas and two bedrooms, then add a third and fourth bedroom later. Consequently, the design must allow the new wing to join neatly, without demolishing walls. We plan these phases on the drawings from the start.

How Long Does It Take to Build a Bungalow?

The planning stage takes about two to four weeks for drawings, followed by 30 to 90 days for county approval. Meanwhile, you can prepare the BQ and choose a contractor.

Construction is relatively quick. For instance, a 2 bedroom bungalow often takes four to six months. Similarly, a 3 bedroom bungalow takes six to nine months, and a 4 bedroom bungalow takes eight to twelve months. Weather and cash flow are the biggest variables. Therefore, avoid starting the foundation just before the long rains in March and April.

Materials for Your Bungalow

Local materials save money. For example, machine-cut stone is standard around Nairobi, Juja and Machakos. Likewise, burnt clay bricks are cheaper in Western Kenya and Nyanza. Moreover, interlocking soil blocks suit dry rural areas such as Makueni and Kitui.

For roofing, mabati is cheapest, while clay and concrete tiles add insulation and character. Conversely, a concrete slab costs more but gives a modern look and a usable rooftop. Finally, for floors, ceramic tiles are affordable, while porcelain and terrazzo last longer.

Bungalows for Retirement

More Kenyans are planning retirement homes in their forties and fifties. In fact, the bungalow is the natural choice. With no stairs, it stays comfortable as mobility changes.

A good retirement bungalow has wide doors and corridors, level thresholds and a walk-in shower with grab rails. Additionally, it places the master bedroom close to the living room and kitchen. Consequently, daily life stays easy and safe.

Location matters too. Many retirees choose quiet, cool towns such as Nyeri, Nanyuki, Limuru or Kericho. Others prefer the warmth of the coast in Kilifi or Diani. Meanwhile, some return to family land in Kakamega, Kisii or Machakos. We design for all of them, with views, gardens and space for visiting grandchildren.

Finally, think about running costs. Solar power, rainwater harvesting and low-maintenance finishes keep monthly bills low on a fixed income. Therefore, we include these features in every retirement design.

Bungalows as Rental Investments

Bungalows also make solid rental investments. For example, a row of three 2 bedroom bungalows on a 50×100 plot in Kitengela or Nakuru suits young families who want a garden. Similarly, standalone 3 bedroom bungalows near Eldoret and Kisumu attract lecturers, doctors and NGO staff.

However, bungalows use more land per unit than apartments. Consequently, they work best where land is still affordable. Near Nairobi's busiest corridors, a block of flats usually earns more. Our guide to apartment and rental plans explains the trade-off.

Bungalow Security and Privacy

Because every room is on the ground floor, security needs extra care in a bungalow. Therefore, we specify strong window grilles, solid doors and a lockable gate between the living and bedroom wings. Additionally, we position the perimeter wall, gate and lighting with the house, so there are no dark corners. As a result, the family sleeps soundly without the home feeling like a fortress.

Bungalow House Plans Across Kenya

Upcountry Homes in Central Kenya

Bungalows dominate in Nyeri, Meru, Embu and Murang'a. The cool climate suits stone walls, tiled roofs and fireplaces.

The Rift Valley

In Nakuru, Eldoret, Kericho and Nanyuki, plots are larger. As a result, big bungalows with verandas and views are common.

Western Kenya and Nyanza

In Kakamega, Bungoma and Kisii, families build bungalows on ancestral land. Heavy rain calls for wide roof overhangs and good drainage.

Machakos, Makueni and Kitui

In drier counties such as Machakos, Makueni and Kitui, bungalows need rainwater harvesting and shaded verandas.

The Coast

Coastal bungalows in Kilifi and Kwale need airflow and salt-resistant fittings.
