Why flat roofs are so popular
Flat roofs give a clean, modern look with parapet walls, and they create a usable rooftop for water tanks, solar panels, a terrace, or an extra floor later. They're also more secure than a timber roof.
Cost comparison
A reinforced concrete roof slab usually costs 15–30% more than timber trusses with mabati or tiles over the same area. A slab you will build on later also needs a bigger foundation and columns from day one.
Do flat roofs leak?
Flat roofs leak when the details are wrong. A good flat roof needs:
- A fall (slope) of about 1:80 to 1:100 towards the rainwater outlets
- Enough outlets and overflows for heavy storms
- A quality waterproofing membrane, turned up the parapet walls
- A protective screed or tiles over the membrane
