What Makes a House Plan Low Cost?

A cheap house is not just a small house. In fact, two houses of the same size can differ in cost by millions of shillings. The difference lies in the design decisions. Here are the biggest ones.

A Simple Footprint

Every corner in a wall adds foundations, quoins, roof work and labour. Therefore, a rectangle is the cheapest shape to build. An L-shape costs a little more, and a complex shape with many steps costs much more.

A Compact Size

Each square metre costs roughly KSh 32,000 to 45,000 to build. Consequently, trimming 10 square metres of wasted corridor saves KSh 320,000 to 450,000. Good planning removes waste without making rooms smaller.

A Simple Roof

A mabati hip or gable roof is the cheapest roof in Kenya. Moreover, a simple roof shape over a simple footprint uses fewer trusses and less labour. By contrast, a concrete flat roof costs about 15 to 30 percent more.

Shared Plumbing Walls

Grouping the kitchen and bathrooms along one wall shortens pipe runs. As a result, plumbing costs fall and maintenance gets easier.

Standard Sizes

Windows, doors and room widths that match standard materials reduce cutting and waste. For example, designing rooms to suit standard timber lengths and tile sizes saves money on site.

The Best Low Cost House Designs in Kenya

Low Cost 2 Bedroom House Plans

A 2 bedroom house is the cheapest family home to build. Our Zawadi bungalow is our most affordable design. At 72 m², it has two bedrooms, a shared bathroom, a living and dining room and a pantry. It also includes a water tank stand and rainwater harvesting.

If you want a modern look, the Amani bungalow uses a flat roof over 88 m². It costs more to build than the Zawadi, but it is still very affordable. See all 2 bedroom house plans.

Low Cost 3 Bedroom House Plans

A simple 3 bedroom house of about 100 to 120 m² suits most families. It uses a rectangular footprint, one or two bathrooms, and a mabati roof. Therefore, it fits a modest budget while giving every child space.

For example, the Neema bungalow uses a classic hip roof and a straightforward layout. A simplified version with a mabati roof and fewer bathrooms makes an excellent low budget home. See all 3 bedroom house plans.

Low Budget Maisonettes

A maisonette costs more per square metre than a bungalow. However, it saves land, which matters near Nairobi. The Ruiru maisonette is our low cost two-storey design. It uses a hip roof and a compact 158 m² plan on a 40×80 plot.

Simple Rural House Designs

Rural homes can be even cheaper. For instance, using local stone, bricks or soil blocks, and an outdoor kitchen, keeps costs very low. Read our guide to simple house designs for rural Kenya for ideas.

How Much Does a Low Cost House Cost to Build in Kenya?

Here are 2026 guide costs using basic finishes of about KSh 32,000 per square metre:

DesignSizeEstimated cost (basic finish)
1 bedroom house45 m²KSh 1.3M – 1.6M
2 bedroom bungalow (Zawadi)72 m²KSh 2.1M – 2.6M
2 bedroom flat roof (Amani)88 m²KSh 2.5M – 3.2M
3 bedroom simple bungalow110 m²KSh 3.2M – 3.9M

Rural builds with local materials and owner supervision can come in lower. Conversely, Nairobi, Mombasa and remote northern counties cost a little more. Try your own numbers in our building cost calculator.

How Much Do Low Cost House Plans Cost?

Cheap plans do not have to mean poor plans. Our bungalow drawings start at KSh 25,000. Most low cost 2 and 3 bedroom bungalows fall between KSh 25,000 and 30,000.

Moreover, every design includes free 3D renders, a walkthrough video, interior design, plumbing and electrical drawings, and a landscape plan. Structural drawings are priced by our engineer. See our pricing page.

Why Not Use Free House Plans?

Free plans online are tempting. However, they rarely suit Kenyan plots, materials or county rules. They also lack structural drawings and a registered architect's stamp. As a result, counties reject them, and fundis improvise. In the end, improvisation costs far more than a proper design.

Cheap Building Materials in Kenya

Materials make up about 60 percent of construction costs. Therefore, choosing them well is the biggest lever on your budget.

Walling

Machine-cut stone is the standard around Nairobi, Juja and Machakos. It is strong and fairly priced near the quarries. Meanwhile, burnt clay bricks are cheaper in Western Kenya, Nyanza and parts of Central Kenya.

Interlocking stabilised soil blocks (ISSB) can cut walling costs further. They use soil from the site, need little mortar and look good without plaster. However, they need trained masons and good soil.

Concrete blocks work anywhere and are quick to lay. Furthermore, expanded polystyrene (EPS) panels are growing in popularity for fast, insulated walls.

Roofing

Pre-painted mabati is the cheapest durable roof. Choose a good gauge, such as 28 or 30, for longevity. Additionally, a ceiling with insulation keeps the house cool under a metal roof.

Floors and Finishes

Cement screed with a good finish is the cheapest floor. Ceramic tiles cost a little more and are easy to clean. Meanwhile, terrazzo is durable and affordable when made on site.

For walls, a simple plaster and paint finish is cheapest. Alternatively, fair-faced stone or brick needs no plaster at all, which saves money and looks attractive.

How to Build a House Cheaply in Kenya

Start With an Accurate BQ

A Bill of Quantities lists every material. Consequently, you can compare quotes, buy in bulk and avoid theft and waste. We prepare BQs for our clients.

Build in Phases

If money is tight, build in stages. First, complete the foundation, walls and roof. Next, fit doors, windows and services. Then finish the interiors as funds allow. This avoids loans and keeps the structure protected.

Buy Materials in Bulk and in Season

Cement, steel and timber prices change through the year. Therefore, buy in bulk when prices dip, and store materials securely. Similarly, buy stone and sand directly from quarries where you can.

Supervise Closely

Theft and waste on site can add 10 percent to your costs. As a result, regular site visits or a trusted supervisor pay for themselves.

Plan for Expansion

A low cost house today can become a bigger house tomorrow. For example, we design foundations and columns to carry a future floor. Alternatively, we plan where a new wing can join later.

Mistakes That Make Cheap Houses Expensive

Skipping Structural Drawings

Some owners skip structural design to save money. However, a cracked foundation or a failed beam costs far more to fix. Moreover, counties will not approve plans without structural drawings.

Ignoring Soil Conditions

Black cotton soil in Machakos, Kajiado and eastern Nairobi needs special foundations. Ignoring it leads to cracks within a few years.

Using Poor-Quality Materials

Cheap, thin mabati rusts quickly. Similarly, weak blocks crumble. Therefore, save money through design, not through poor materials.

Building Without Approval

Unapproved houses face fines and stop orders. They are also hard to sell or use as loan security.

Cutting Running Costs, Not Just Building Costs

A cheap house to build can still be expensive to live in. Therefore, a truly low cost home also keeps monthly bills down.

Rainwater Harvesting

A 100 m² roof can collect over 80,000 litres a year in much of Kenya. Consequently, gutters and a tank can supply a large share of your water. This matters most in Kitengela, Machakos and Kitui, where piped water is unreliable.

Solar Water Heating and Lighting

Electric showers and geysers push up power bills. By contrast, a solar water heater pays for itself within a few years. Similarly, solar lighting kits keep rural homes lit during outages.

Natural Light and Ventilation

Well-placed windows reduce the need for lights during the day. Moreover, cross-ventilation keeps the house cool without fans. As a result, you save on electricity every single month.

Durable Finishes

Cheap finishes that need repainting or replacing every few years cost more over time. For example, a good external paint or fair-faced stone saves on maintenance. Therefore, we balance the build cost against the lifetime cost.

Low Cost Rental Units

Many Kenyans build affordable rental units to earn income. In fact, low cost bedsitters and 1 bedroom units are the most rented homes in towns like Juja, Thika, Nakuru and Eldoret.

The same principles apply. Keep the design simple, repeat the same unit, and stack units where land is costly. Additionally, plan separate meters and secure parking, because tenants value them. Our apartment and rental plans show efficient layouts that maximise rent per shilling spent.

Financing a Low Cost Home

Many families finance their homes through SACCOs, chamas or bank construction loans. Lenders usually want a title deed, approved plans and a BQ. Fortunately, we prepare all the drawings and documents they need. Furthermore, we can connect you with partner banks. Learn more on our financing page.

Low Cost Design Ideas That Still Look Good

Affordable does not have to mean plain. In fact, a few smart touches make a budget home look far more expensive than it is.

First, use one feature material well. For example, a single wall of local stone at the entrance adds character for little money. Second, paint the house in two complementary colours, which highlights its shape. Third, add a simple covered veranda with timber posts; it gives the home a welcoming face.

Additionally, good landscaping costs very little. A neat lawn, a few trees and a gravel or cabro path frame the house beautifully. Finally, matching window frames and a well-designed gate tie everything together. We show all of this in the free 3D renders, so you can judge the look before spending a shilling on site.

How Long Does a Low Cost House Take to Build?

Simple houses go up quickly. For example, a 2 bedroom bungalow with a mabati roof can be finished in four to six months. Meanwhile, a simple 3 bedroom home takes about six to eight months. Building in phases stretches this out, but it keeps you debt-free.

Low Cost House Plans Across Kenya

Nairobi's Satellite Towns

In Juja, Kitengela, Kangundo and Kiserian, land is still affordable. Consequently, first-time builders choose compact 2 and 3 bedroom bungalows here.

Central Kenya

In Murang'a, Kirinyaga and Nyandarua, simple stone or block bungalows with mabati roofs are common. The cool climate calls for ceilings and insulation.

Western Kenya and Nyanza

In Kakamega, Bungoma, Siaya and Homa Bay, burnt bricks keep costs low. Heavy rain calls for wide eaves and good drainage.

Eastern and Northern Kenya

In Kitui, Makueni and Machakos, soil blocks and rainwater harvesting cut costs and secure water.
