All Ensuite House Plans in Kenya: Master Suites, Bathrooms and Walk-In Closets
By the HousePlans Kenya design team · 4 October 2026 · 11 min read

All ensuite house plans in Kenya are now the first request from many home builders. In the past, a 3 bedroom house had one master ensuite and one shared bathroom. Today, families want every bedroom to have its own bathroom. Visitors want privacy too. As a result, all ensuite homes rent faster, sell for more and feel more comfortable every day.
This guide explains all ensuite bungalows and maisonettes, from 2 to 7 bedrooms. Additionally, we cover master suite layouts, walk-in closets, bathroom fittings and the real cost of extra bathrooms. Whether you are building in Kitengela, Ruiru, Nakuru or Nyali, you will find practical ideas here.

What Does "All Ensuite" Mean?
An ensuite is a bathroom that opens directly from a bedroom. Therefore, an all ensuite house is one where every bedroom has its own private bathroom. Usually, there is also a visitor's cloakroom near the lounge, so guests never use a bedroom bathroom.
By contrast, a standard plan has one master ensuite and a shared family bathroom. For example, a 3 bedroom, 2 bathroom house shares one bathroom between two bedrooms. Meanwhile, a 3 bedroom, 3 bathroom house is fully ensuite.
Why All Ensuite Homes Are So Popular in Kenya
Privacy for Adult Children and Guests
Kenyan homes often host relatives, older children and guests. Consequently, private bathrooms reduce morning queues and awkward moments. In fact, many parents choose all ensuite plans so grown children feel independent at home.
Better Rental Income
Tenants pay more for ensuite rooms. For instance, a 2 bedroom all ensuite apartment in Kilimani or Kileleshwa rents higher than a similar unit with one bathroom. Similarly, Airbnb guests in Diani, Naivasha and Nanyuki rate ensuite rooms higher.
Higher Resale Value
Buyers compare bathrooms as closely as bedrooms. Therefore, an all ensuite maisonette in Syokimau or Ruaka is easier to sell. Moreover, it appeals to diaspora buyers, who expect ensuite rooms as standard.
All Ensuite House Plans by Bedroom Count
2 Bedroom All Ensuite House Plans
A 2 bedroom all ensuite plan suits couples, retirees and rental investors. Typically, both bedrooms have a shower room, and a small cloakroom serves visitors. It fits easily on a 40×80 plot. Our Amani bungalow is a 2 bedroom, 2 bathroom design that works perfectly as a rental or starter home. Browse more 2 bedroom house plans.
3 Bedroom All Ensuite Bungalow Plans
The 3 bedroom all ensuite bungalow is a favourite on 50×100 plots in Kitengela, Ruiru, Thika and Nakuru. Our Imani bungalow has three bedrooms and three bathrooms in a contemporary flat roof design. Additionally, it keeps a separate guest toilet near the entrance.
3 Bedroom All Ensuite Maisonette Plans
On a 40×80 plot, a maisonette gives you more space. For example, our Kilimani maisonette offers three bedrooms and three bathrooms on a compact footprint. Similarly, the Thika maisonette provides three ensuite rooms under a gable roof.
4 Bedroom All Ensuite Plans
Four bedrooms with four bathrooms suit growing families. Usually, one ensuite bedroom sits on the ground floor for guests or elderly parents. Our Lavington maisonette and Kitisuru maisonette are both 4 bedroom, 4 bathroom designs. Compare with our full range of 4 bedroom house plans.
5 Bedroom All Ensuite Maisonettes and Mansions
At five bedrooms, all ensuite is expected. Our Kitengela maisonette offers five bedrooms and five bathrooms on a 50×100 plot. Meanwhile, the Runda maisonette adds luxury finishes for a quarter acre.
6 and 7 Bedroom All Ensuite Mansions
Large homes for extended families often have six or seven ensuite bedrooms. For instance, our Kilele mansion has six bedrooms and seven bathrooms over three floors. See more in our guide to 5, 6 and 7 bedroom house plans.
Bathroom Counts Explained
| Layout | Bathrooms | Best for |
|---|---|---|
| 3 bedroom, 2 bathroom | Master ensuite + shared | Budget family homes |
| 3 bedroom, 3 bathroom | All ensuite | Families, rentals, resale |
| 4 bedroom, 3 bathroom | Master + 2 ensuite + shared | Mid-range family homes |
| 4 bedroom, 4 bathroom | All ensuite | Executive homes |
| 5 bedroom, 5 bathroom | All ensuite | Luxury maisonettes |
Remember to add a visitor's cloakroom. In fact, a cloakroom costs little but protects every bedroom's privacy.
Planning Ensuites on Small Plots
Small plots make all ensuite designs harder. However, it is still possible. On a 40×80 plot, for example, a maisonette stacks bedrooms and bathrooms over two floors. Therefore, each floor needs fewer square metres.
Space-saving ideas help too. For instance, a shower room of 1.5 m by 2.2 m fits a WC, basin and shower comfortably. Similarly, pocket sliding doors save the swing space of a hinged door. Wall-hung toilets and basins also make small rooms feel larger. As a result, even compact homes in Juja, Thika or Kahawa can offer three ensuite rooms.
On 30×60 or narrow plots, we sometimes design a three-storey home. The top floor holds the master suite, while the middle floor holds two ensuite bedrooms. Read our guide to house plans by plot size for more ideas.
How Much Do Extra Ensuites Cost?
Each extra bathroom adds floor area, plumbing and fittings. Typically, a simple shower room of 4–5 m² adds KSh 250,000 to 450,000 with standard finishes. Meanwhile, a premium bathroom with a bathtub, double vanity and imported tiles can exceed KSh 800,000.
However, smart design keeps costs down. For example, placing bathrooms back to back shares one wet wall and one set of pipes. Similarly, stacking bathrooms above each other in a maisonette shortens drainage runs. As a result, an all ensuite plan may cost only slightly more than a standard plan.

Designing the Perfect Master Suite
Bedroom, Closet and Bathroom Flow
A good master suite flows in a clear sequence. First, you enter the bedroom. Next, a walk-in closet acts as a dressing room. Finally, the bathroom sits beyond the closet. This layout keeps the bedroom quiet and private.
Walk-In Closets
Walk-in closets are now standard in executive homes. A compact closet needs about 2 m by 2 m. Meanwhile, a larger dressing room with an island needs 3 m by 3.5 m. Additionally, built-in shelving and good lighting make small closets work well.
Master Bedroom Balconies
Upper-floor master bedrooms benefit from a private balcony. For instance, in Ngong, the balcony can face the Ngong Hills. Similarly, in Nyeri or Nanyuki, it can frame Mt Kenya. In Nyali, it catches the sea breeze.
Ground Floor Master Suites
Some families want the master suite downstairs. This suits retirees and anyone planning to age in place. Therefore, we design many maisonettes with a ground-floor master and children's rooms upstairs.
Bathroom Design Ideas for Kenyan Homes
Showers and Bathtubs
Most Kenyan bathrooms use walk-in showers with glass screens. They are easy to clean and save water. However, many master bathrooms still include a bathtub. Corner bathtubs fit tight spaces, while free-standing tubs suit large luxury bathrooms.
Double Vanities
Couples love a double vanity. It ends the morning rush. Moreover, it adds visual luxury. A double vanity needs about 1.5 m of wall length.
Jacuzzis and Outdoor Showers
Luxury homes in Karen, Runda, Diani and Watamu sometimes include a jacuzzi or an outdoor shower. On the coast, an outdoor shower in a walled garden feels natural. Meanwhile, a jacuzzi needs reinforced floors and a dedicated electrical circuit.
Skylights and Ventilation
Bathrooms need fresh air. Therefore, every bathroom we design has a window or a mechanical extractor. Where walls are internal, a skylight brings daylight and reduces damp.
Bathroom Finishes That Last
Tiles
Porcelain tiles are the most popular choice for Kenyan bathrooms. They resist water, stains and scratches. Moreover, large-format tiles mean fewer grout lines and easier cleaning. For floors, choose a matt or textured finish. Otherwise, wet tiles become slippery and dangerous.
Fittings and Sanitary Ware
Mid-range fittings from reputable suppliers in Nairobi, Mombasa and Kisumu last for years. However, cheap taps and mixers often fail within months. Therefore, we recommend spending more on taps, valves and shower mixers, then saving on decorative items.
Hard Water Areas
Some areas have hard or salty water. For example, parts of Machakos, Kajiado, Kitui and the coast use borehole water with high mineral content. Consequently, scale builds up on showers and glass. A water softener or filter at the main tank protects fittings and keeps glass clear.
Ensuite DSQs and Guest Wings
A DSQ with its own shower and toilet is now standard. In fact, many clients ask for a 1 or 2 bedroom DSQ with an ensuite. This gives a house help, a driver or a relative full privacy. Similarly, guest wings in larger homes often include two ensuite bedrooms and a small lounge.
For example, in a 5 bedroom home on a quarter acre in Kiambu Road or Karen, a detached guest wing keeps visitors comfortable for weeks. Meanwhile, in smaller homes, a ground-floor ensuite guest room does the same job. Read more about house plans with DSQ in Kenya.
Ensuite Plans for Rentals and Airbnbs
Investors should consider all ensuite designs carefully. For instance, a block of 2 bedroom all ensuite apartments in Kileleshwa, Ruaka or Nyali attracts sharing professionals. Each tenant gets a private bathroom, so they happily pay more.
Similarly, short-stay hosts in Naivasha, Nanyuki, Diani and Watamu earn better reviews with ensuite rooms. Consequently, occupancy and nightly rates rise. Our Sunbird cottage is a 2 bedroom, 2 bathroom design created for exactly this market.
Accessible Ensuite Bathrooms
Ageing parents and family members with disabilities need safe bathrooms. Therefore, accessible ensuites use level-entry showers, grab rails and wider doors of at least 900 mm. Additionally, a fold-down shower seat and a lever tap make daily use easier. We often place one accessible ensuite on the ground floor of every maisonette we design.
Water Supply for All Ensuite Homes
More bathrooms mean more water. Consequently, all ensuite homes need generous storage. Typically, we plan an underground tank of 10,000 litres or more, a booster pump and an elevated tank. Additionally, rainwater harvesting tops up supply.
Hot water matters too. For instance, solar water heaters serve most bathrooms well in sunny areas such as Machakos, Kitui and the coast. However, in cold areas like Nyandarua and Limuru, a backup electric or heat pump system helps.
All Ensuite Homes Across Kenya
Nairobi and Satellite Towns
Ensuite maisonettes dominate gated estates in Ruiru, Syokimau, Kitengela and Ongata Rongai. Buyers here compare features closely, so ensuite rooms help homes stand out.
Coastal Homes
In Nyali, Diani and Malindi, every holiday home needs ensuite rooms for guests. See our guide to house plans in Mombasa and the coast.
Upcountry Homes
Upcountry homesteads in Nyeri, Meru, Kisii and Kakamega often host large family gatherings. Therefore, ensuite guest rooms make visits comfortable. Read about house plans in Nyeri, Meru and Central Kenya.
Common Mistakes With Ensuite Plans
Bathrooms Opening to the Bed
A bathroom door facing the bed is unpleasant. Instead, we angle doors or use a short lobby.
No Visitor Toilet
Without a cloakroom, guests use bedroom bathrooms. Always include one near the lounge.
Poor Waterproofing
Leaking showers damage ceilings below. Consequently, we specify proper waterproofing membranes in every wet area.
Undersized Drainage
More bathrooms need bigger drains and a larger septic tank or soak pit. Our engineers size these correctly.
Our Services for All Ensuite House Plans in Kenya
Ensuite Bungalow Design
We design 2 to 6 bedroom all ensuite bungalows for 40×80, 50×100 and larger plots. Every bathroom is placed for privacy and efficient plumbing.
Our architect first visits the site. Then we design around your plot, budget and lifestyle. For example, we check where the sun rises, where the views are and where drainage can run, so bathrooms get light and pipes fall naturally.
Ensuite Maisonette Design
We design maisonettes with stacked bathrooms and short drainage runs. As a result, you get more ensuite rooms for less money. Our designs suit gated estates in Ruiru, Syokimau and Kitengela as well as stand-alone homes in Nakuru, Eldoret and Kisumu.
Additionally, we can place one ensuite bedroom downstairs for guests or parents.
Master Suite Planning
We plan master bedrooms with walk-in closets, balconies and spa-style bathrooms. Moreover, we size every space to your furniture.
For couples, we add double vanities and separate WCs. Consequently, mornings run smoothly even on busy school days.
Plumbing and Drainage Drawings
Detailed plumbing drawings come free with every design. Consequently, your plumber knows exactly where every pipe goes.
We also size septic tanks, soak pits and sewer connections for the number of bathrooms in your home.
Structural Engineering
Our engineers design slabs to carry wet areas, bathtubs and jacuzzis. Therefore, floors stay strong and leak-free.
Additionally, we detail waterproofing at every shower and balcony. As a result, ceilings below stay dry for years.
Interior and Bathroom Design
We design bathroom tiles, vanities and lighting in 3D. As a result, you can see the finished room before you buy a single tile.
County Approvals
We prepare and submit your plans to county planning offices across Kenya. Then we follow up until approval.
We work with Nairobi, Kiambu, Machakos, Kajiado, Nakuru, Mombasa and every other county, so you never queue at the planning office yourself.
