More people than ever buy house plans online in Kenya. It is fast, convenient and transparent. You can browse hundreds of designs, compare prices and pay by M-Pesa from your phone. Moreover, Kenyans in the diaspora can order plans for their upcountry plot without flying home.
However, buying a house plan online is not like buying a phone. A plan must fit your plot, your county's rules and your budget. In this guide, we explain how to buy house plans online safely. We cover ready-made plans, PDF and CAD downloads, free plans, costs, diaspora orders and the approval process. Additionally, we show how our online ordering works for clients in Nairobi, Mombasa, Kisumu, Nakuru, Eldoret and abroad.

Why Buy House Plans Online?
Wide Choice
Online catalogues let you compare many designs quickly. For example, you can filter by bedrooms, roof type, plot size and budget. Browse all our house plans to see the range.
Transparent Prices
Good online platforms show prices upfront. As a result, you know what you will pay before you commit. See our pricing page for every fee.
Convenience
You can order from anywhere, at any time. Furthermore, you can share designs with your spouse, family and contractor on WhatsApp.
Faster Start
Starting from a proven ready-made plan is quicker than designing from scratch. Consequently, you can move from idea to approved plans in weeks rather than months.
Ready-Made House Plans vs Custom Designs
Ready-Made Plans
A ready-made plan is a proven design that many families have built. For instance, our best-selling Baraka bungalow, Lavington maisonette and Kilimani maisonette have been refined over many projects.
Ready-made plans save time and design costs. However, they still need adapting to your plot, soil and county. We do this as part of every order.
Custom Designs
A custom design starts from scratch. It suits unusual plots, specific needs and clients who want a unique home. It takes a little longer but fits you perfectly. Read our guide to architectural drawings in Kenya for more.
Modified Plans
Many clients choose a middle path. They pick a ready plan and ask for changes. For example, they add a bedroom, enlarge the kitchen or switch to a flat roof. This combines speed with personalisation.

Can You Download House Plans as a PDF?
Yes. We deliver drawings as PDF files for easy viewing, sharing and printing. Additionally, we provide CAD files (DWG or DXF) for engineers and quantity surveyors. Printed, signed and stamped sets are prepared for county submission.
However, there is no instant download of final construction drawings. Every plan is adapted to your plot after a site visit. Therefore, the final PDF is drawn for your specific site, not a generic plot. This is what makes it approvable and buildable.
What About Free House Plans PDF?
Many people search for free house plans PDF in Kenya. These are useful for ideas. However, they have serious limits.
First, free plans rarely fit Kenyan plots, setbacks or zoning. Second, they lack structural drawings. Third, they do not carry a registered architect's or engineer's stamp. Consequently, counties reject them. Finally, fundis working from incomplete drawings improvise, which leads to mistakes and waste.
A professional plan costs little compared with the risks. For example, our bungalow drawings start at KSh 25,000. That is a tiny fraction of a KSh 5M build.

How Much Do House Plans Cost Online in Kenya?

| House type | Architectural drawings |
|---|---|
| Bungalow | KSh 25,000 – 36,700 |
| Maisonette | KSh 60,000 – 76,900 |
| Mansions, cottages, apartments, commercial | KSh 30,000 – 76,500 |
Every design includes free 3D exterior renders, a walkthrough video, interior design, plumbing and electrical drawings, and a landscape plan. Structural drawings are priced by our engineer once the architectural drawings are final. County submission starts from KSh 10,000, with statutory fees separate.
How Our Online Ordering Works
Step 1: Choose a Plan or Describe Your Dream
Browse our catalogue and choose a design, or tell us what you want. You can order online in a few minutes.
Step 2: Pay the Site Visit Fee
Pay the site visit fee by M-Pesa Paybill: KSh 5,000 in Nairobi and its environs, and KSh 10,000 to 15,000 elsewhere. Your order and site location reach us instantly on WhatsApp.
Step 3: Site Visit and Deposit
Our architect visits your plot to check its size, slope, soil, access, views and zoning. You then pay the 50% architectural deposit.
Step 4: Drawings and Revisions
We adapt or design your plan and share it for review. You request changes until you are happy. Then you clear the architectural balance.
Step 5: Structural Drawings and Approval
You pay the structural deposit, our engineer prepares the structural drawings, and we submit to the county. Finally, you receive your approved plans.
Buying House Plans From the Diaspora
Many of our clients live abroad, in the UK, the US, Canada, the Gulf, Europe and Australia. Building in Kenya from abroad has challenges. However, the right process makes it safe.
Remote Communication
We share drawings, renders and updates on WhatsApp and email. Additionally, we hold video calls to walk you through the design.
Site Visits on Your Behalf
Our architect visits your plot, takes photos and videos, and reports back. As a result, you know exactly what the plot looks like.
Family Involvement
Many diaspora clients involve family members in Kenya. We can meet them on site and include them in discussions.
Financing
Kenyan banks offer diaspora construction loans and mortgages. We prepare the drawings and BQ they need. Learn more on our financing page.
Avoiding Common Diaspora Pitfalls
Diaspora builders are sometimes exploited by relatives or contractors. Therefore, use approved plans, a detailed BQ, staged payments tied to progress and independent supervision. Ask for photos and videos at every stage.
Ordering Plans for Different Locations
We serve all 47 counties. For example, we design homes in Nairobi, Kiambu, Mombasa, Nakuru, Kisumu, Uasin Gishu, Kakamega and Meru. Browse every county on our locations page.
Each location has its own climate, soils and approval process. Therefore, our site visit adapts your plan to local conditions.
What You Receive
A complete order includes:
- Architectural drawings: site plan, floor plans, elevations, sections and roof plan
- Structural drawings by a registered engineer
- Plumbing, drainage and electrical layouts
- 3D exterior renders and a walkthrough video
- Interior and landscape designs
- PDF and CAD files, plus signed sets for submission
Optionally, we also prepare a BQ and handle county submission.
How to Choose the Right Plan Online
With so many options, choosing can feel overwhelming. Therefore, follow a simple process.
First, start with your plot. Note its size, shape, slope and county. For example, a 40×80 plot in Ruiru calls for a compact maisonette, while a half acre in Nanyuki allows a sprawling bungalow. Our plot size guide explains which designs fit where.
Next, set your budget. Remember that the drawings are a small cost; construction is the big one. Consequently, use our building cost calculator to check what each design will cost to build.
Then list your must-haves. For instance, do you need a DSQ, a ground floor bedroom, a home office or a rooftop terrace? Similarly, decide on the roof: flat, mabati or tiles. Finally, shortlist three designs and share them with your family before you order.
Reading a House Plan Online
Online floor plans can be confusing at first. However, a few tips make them easy to read. First, check the total floor area in square metres; it drives both design and building costs. Second, look at room sizes, not just room counts. A 3 bedroom plan with tiny bedrooms may feel smaller than a well-planned 2 bedroom home.
Additionally, trace the route from the front door to the kitchen, bedrooms and bathrooms. Good plans keep these routes short and private. Moreover, check where windows face. In Kenya, rooms facing north or south get gentler light than rooms facing west. Finally, look at the 3D renders to understand the roof and facade.
Changing a Ready-Made Plan
Almost every client changes something. For example, common changes include adding a bedroom, enlarging the living room, switching to an open kitchen, or adding a DSQ. Likewise, many clients flip the plan so the main rooms face the view.
Small changes are part of the adaptation we do after the site visit. However, major changes, such as adding a whole floor, may move the design into a different price band. Therefore, discuss your changes early, so the quote is accurate from the start.
After You Receive Your Plans
Once your plans are approved, the real work begins. First, get a BQ and contractor quotes. Next, register the project with the NCA where required. Then agree a contract with clear stages and payments. Throughout construction, keep a printed set of drawings on site and refer to it at every stage. We remain available on WhatsApp to answer questions from you or your contractor.
Paying Safely Online
Online fraud exists in every industry, including construction. Therefore, protect yourself when paying for plans.
First, pay only through official channels. We accept payment by M-Pesa Paybill, which gives you a clear receipt with our business name. Avoid paying to personal phone numbers you cannot verify. Second, pay in stages tied to deliverables. For example, our process splits payment into the site visit, the architectural deposit, the balance, and the structural stage. As a result, you never pay for work that has not started.
Third, keep every receipt and message. Finally, confirm the company's contact details, physical office and track record before you pay. You can always call 0725 310 112 to speak to us directly.
Plans for Commercial and Rental Projects Online
Online ordering is not only for homes. In fact, many investors order rental blocks, schools, churches and commercial buildings online. For instance, a client in Dubai can commission a 12-unit rental block in Juja, review 3D renders on WhatsApp and approve the design remotely.
Commercial projects need more information upfront, such as the use, capacity and budget. Therefore, we hold a video call before the site visit. Browse our commercial building designs and apartment plans to start.
Using Your Plans for a Bank Loan
Approved plans unlock financing. Most Kenyan banks require approved drawings, a BQ, a valuation and a title deed before releasing a construction loan. Consequently, ordering plans is often the first step towards financing. We prepare the documents banks need and can introduce you to partner lenders.
Online House Plan Catalogues and Brochures
Some clients want a catalogue to browse offline or share at a family meeting. Fortunately, our website works as a living catalogue. Every plan page shows photos or illustrations, floor area, bedrooms, plot size and price. Additionally, you can share any plan link on WhatsApp in one tap. If you need a printed shortlist for a family meeting or a chama, simply ask and we will prepare one.
Delivery Times for Online Orders
Online orders move quickly. Typically, the site visit happens within a few days of payment in Nairobi and its environs, and within one to two weeks in distant counties. Afterwards, architectural drawings take one to three weeks, and structural drawings about one to two more. Therefore, most clients hold complete drawings within four to six weeks.
Getting a Second Opinion
Already bought plans elsewhere? We can review them. For example, we check whether they fit your plot, meet county rules and include structural drawings. Then we advise on what needs fixing.
Red Flags When Buying Plans Online
No Site Visit
A plan sold without any site visit or plot information is unlikely to fit or be approved.
No Registered Professionals
Check that drawings will be signed by a registered architect and engineer. Otherwise, the county will reject them.
Hidden Costs
Some sellers advertise low prices, then add fees for structural drawings, revisions or approvals. Therefore, ask for the full cost upfront.
Foreign Plans
Plans designed for other countries may assume timber frames, basements or snow loads. Consequently, they need major changes for Kenya.
