House Plans by Plot Size in Kenya: 40×80, 50×100, 100×100 and Acre Designs
By the HousePlans Kenya design team · 1 October 2026 · 11 min read

Choosing house plans by plot size in Kenya is the smartest way to start your search. Your plot decides how big your house can be, whether you build up or out, and how much room is left for parking and a garden. Moreover, county rules on setbacks and plot coverage depend on the plot too.
This guide explains the common plot sizes in Kenya and the best house designs for each. We cover 40×80 plots, 50×100 plots, 100×100 plots, and quarter, half and full acres. Additionally, we explain setbacks, plot coverage, layouts with open and closed kitchens, DSQs and future expansion, plus costs.

Understanding Plot Sizes in Kenya
Kenyan plots are usually described in feet. Here is what the common sizes mean:
| Plot | Size in feet | Approx. area |
|---|---|---|
| 40×80 | 40 ft × 80 ft | about 297 m² (roughly 1/14 acre) |
| 50×100 | 50 ft × 100 ft | about 464 m² (roughly 1/8 acre) |
| 100×100 | 100 ft × 100 ft | about 929 m² (roughly 1/4 acre) |
| Quarter acre | varies | about 1,012 m² |
| Half acre | varies | about 2,023 m² |
| One acre | varies | about 4,047 m² |
Note that "1/8 acre" is often used loosely for a 50×100 plot, although a true eighth acre is slightly larger. Therefore, always confirm the exact dimensions on your title deed or survey map.
Setbacks and Plot Coverage
You cannot build on every square metre of your plot. Counties set setbacks, which are minimum distances from the boundaries. They also set plot coverage, which is the maximum share of the plot the building may cover.
For example, residential zones often allow 50 to 60 percent coverage on small plots. Meanwhile, low-density areas such as Karen and Runda allow much less. Setbacks vary too, but expect several metres at the front and smaller distances at the sides and back.
Consequently, a 40×80 plot may allow a ground floor footprint of only 100 to 150 m². This is why maisonettes are so popular on small plots. We check your county's rules at the site visit before we design.
House Plans for a 40×80 Plot
A 40×80 plot is the most common entry-level plot near Nairobi. It suits compact homes and small rental blocks.
Bungalows on a 40×80 Plot
A 2 bedroom bungalow fits comfortably. For example, our Amani bungalow (88 m²) and Zawadi bungalow (72 m²) both suit 40×80 plots. They leave space for parking, a tank and a small garden.
A compact 3 bedroom bungalow of up to about 110 m² also fits. However, the garden will be small.
Maisonettes on a 40×80 Plot
To get more space, build up. The Kilimani maisonette fits three bedrooms into 182 m². Meanwhile, the Syokimau maisonette fits four bedrooms into 228 m². Similarly, the Ruiru and Thika maisonettes suit 40×80 plots.
Rental Blocks on a 40×80 Plot
A 40×80 plot can hold a small apartment block. For instance, the Eldoret apartments fit nine units over three floors. Some investors also build commercial space below and homes above.

House Plans for a 50×100 Plot
The 50×100 plot is the classic Kenyan residential plot. It offers real flexibility.
Bungalows on a 50×100 Plot
A 3 or 4 bedroom bungalow fits well. Our best-selling Baraka bungalow (3 bedrooms, 138 m²) includes a DSQ. Similarly, the Kifaru bungalow offers four bedrooms and a double car porch. The Imani, Neema and Msafiri bungalows also suit 50×100 plots.
Maisonettes on a 50×100 Plot
A 4 or 5 bedroom maisonette with a DSQ fits comfortably. For example, the Lavington maisonette has four ensuite bedrooms. The trending Kitengela maisonette has five. Meanwhile, the Kahawa maisonette fits six bedrooms over three floors.
Rental and Commercial on a 50×100 Plot
A 50×100 plot can hold a substantial investment. The Umoja apartments fit 12 two bedroom units. Similarly, the Githurai rentals fit 32 bedsitters and 1 bedroom units. The Biashara plaza puts shops below and apartments above.

House Plans for a 100×100 Plot
A 100×100 plot is about a quarter acre. It gives room for a generous home and outdoor living.
Large Bungalows
On a 100×100 plot, a 4 or 5 bedroom bungalow can spread out. For example, the Savanna bungalow wraps four ensuite bedrooms around a courtyard. The Jabali bungalow offers a 4 bedroom stone design.
Luxury Maisonettes
The Runda maisonette covers 390 m² with five bedrooms on a quarter acre. Similarly, the Vipingo villa suits coastal quarter-acre plots.
Features That Fit
A 100×100 plot fits a detached DSQ, a gazebo, a play area and even a small pool. Furthermore, it allows a long driveway and parking for several cars. See our house plans with a swimming pool.
Townhouses and Small Estates
Investors can build several units on a quarter acre. The Kiambu townhouses fit four 3 bedroom units. Similarly, the Rongai fourplex fits four duplex units on a 50×100 plot.
House Plans for Half an Acre and Larger
Half Acre
A half acre suits a luxury villa with a pool, a large garden and staff quarters. For example, the Karen villa and Kilele mansion were designed for half-acre plots. The Malaika and Boma bungalows also suit this size.
One Acre and Beyond
On an acre, you can build a country home with outbuildings. The Tsavo villa is a safari-style single-storey home designed for an acre. Additionally, large plots can host guest cottages, stables or a small farm.

Layout Choices for Every Plot
Open or Closed Kitchen
On small plots, an open kitchen makes the living space feel bigger. However, many Kenyan families prefer a closed kitchen for heavy cooking. As a compromise, we often design an open show kitchen with a closed back kitchen.
Attached or Detached DSQ
On a 40×80 plot, an attached DSQ saves space. On a 50×100 or larger plot, a detached DSQ gives more privacy. See our house plans with a DSQ.
Family Room and Master Ensuite
Most clients want a master ensuite and, on larger plots, a family room. These fit easily on 50×100 and 100×100 plots.
Garage or Car Porch
A car porch is cheaper and suits most plots. However, a single or double garage adds security and storage on larger plots.
Corner Plots, Narrow Plots and Sloping Plots
Not every plot is a neat rectangle. In fact, many of the best plots have quirks. However, good design turns a tricky plot into an advantage.
Corner Plots
A corner plot faces two roads. As a result, it often has two front setbacks, which reduces the buildable area. On the other hand, it gives two possible entrances and better light. Therefore, corner plots suit homes with a separate DSQ entrance or a ground floor shop.
Narrow Plots
Some plots are only 30 or 40 feet wide. Consequently, the house must be long and narrow, with rooms lit from the front, back and a central courtyard or light well. A maisonette usually works best, because it frees the ground for parking.
Sloping Plots
Sloping plots are common in Ngong, Kikuyu, Limuru, Kisii and Nyeri. They cost more to build on, because of retaining walls and stepped foundations. However, they offer stunning views. Furthermore, the slope can hide a basement garage or a lower ground floor with its own entrance. Our engineers design the foundations to suit.
Irregular Plots
Triangular or curved plots need a custom design. We start from the survey map, place the house where it fits best, and use leftover corners for parking, tanks or the garden.
Parking, Driveways and Gates
Parking eats more of a plot than most people expect. For instance, one car space with turning room needs roughly 15 to 25 square metres. Two or three cars on a 40×80 plot can take a large share of the open space.
Therefore, we plan parking from the first sketch. On small plots, a car porch under the upper floor of a maisonette saves space. Meanwhile, on larger plots, a curved driveway and a turning circle add elegance. Additionally, the gate position affects the whole layout, so we fix it early.
Water Tanks, Septic Tanks and Services
Every plot must also fit the services. Water tanks need a stand or a roof position. Septic tanks and soak pits need safe distances from boundaries, wells and the house. Similarly, a borehole needs access for the drilling rig.
Consequently, these items can decide where the house goes on a small plot. We place them all on the site plan, so your contractor knows exactly where everything belongs.
Buying a Plot: What to Check Before You Design
The best house plan cannot fix a bad plot. Therefore, check these points before you buy, or at least before you design.
First, confirm the title deed and do an official search at the lands registry. Second, ask a surveyor to confirm the beacons, so you know the true size and shape. Third, check the zoning with the county. For example, some areas restrict the number of floors or ban flats entirely.
Next, look at access. Is the road passable in the rainy season? Can a lorry deliver materials? Additionally, check for water, power and sewer connections nearby. Finally, ask neighbours about the soil. If their walls show cracks, there may be black cotton soil, which needs a special foundation.
We can visit a plot before you buy it and advise on what it can hold. As a result, you buy with confidence and avoid costly surprises.
Plot Size and Building Cost
A bigger plot does not always mean a bigger bill. In fact, a small plot can push costs up, because building upwards needs suspended slabs and stairs. Conversely, a large plot allows a cheaper single-storey home, but you pay more for the land, the wall and the driveway.
Therefore, think about the total: land plus house plus external works. For instance, a perimeter wall around a half-acre plot can cost as much as a small house. We help you balance all three when choosing your design.
Subdividing or Sharing a Plot
Some families split a large plot between siblings. Others build two houses on one title. However, both need care. Subdivision requires county approval and a new survey, and each new plot must meet the minimum size for its zone. Meanwhile, two houses on one title need shared access, separate services and a clear agreement.
Therefore, plan the whole plot before you build anything. For instance, a half acre can hold two 4 bedroom bungalows with separate gates if the layout is right. We design master plans for family plots, so every future house has its own access, privacy and services.
Gardens and Outdoor Space
Leave room to live outside. Even on a 40×80 plot, a small lawn or paved patio makes a real difference. Therefore, we protect the best sunny corner for the garden.
Planning for Future Expansion
Many owners build in phases. For example, they build a bungalow on a 50×100 plot now and add a floor later. Alternatively, they build a DSQ first and live in it while the main house goes up.
Therefore, plan the full development from the start. We design the foundation and columns for future floors and mark future extensions on the site plan. As a result, you avoid demolition and fresh structural work later.
How Much Do House Plans Cost by Plot Size?
