House Plans in Mombasa and the Coast: Designs for Nyali, Diani, Kilifi, Malindi and Lamu
By the HousePlans Kenya design team · 1 October 2026 · 11 min read

Good house plans in Mombasa and along the Kenyan coast work with the climate, not against it. The coast is hot, humid and breezy, with salty sea air and heavy rains between April and June. Consequently, a design that works in Nairobi can feel like an oven in Bamburi or rust away in Nyali. However, a home designed for the coast stays cool, bright and beautiful for decades.
This guide covers house designs for Mombasa, Kilifi, Kwale, Lamu, Taita-Taveta and Tana River. We explain coastal design principles, materials, the best plans for family homes, beach villas and Airbnbs, and the costs involved. Additionally, we cover approvals and special rules, such as Lamu's World Heritage conservation area.

Designing for the Coastal Climate
Catch the Breeze
The sea breeze is the coast's free air conditioning. Therefore, coastal homes face the prevailing breeze and use cross-ventilation. For instance, windows on opposite walls let air flow straight through each room. Moreover, louvres, ventilation blocks and high-level openings let hot air escape.
High Ceilings
Hot air rises. As a result, high ceilings keep the living space cooler. Many coastal homes use ceilings of 3 metres or more, often with ceiling fans.
Deep Verandas and Shade
Deep verandas, balconies and overhangs block the harsh sun while keeping rain off the walls. Consequently, they are the most important feature of a coastal home. They also create outdoor living rooms for the warm evenings.
Light Colours
White and pale walls reflect heat. Similarly, light-coloured roofs stay cooler. That is why traditional Swahili and coastal homes are often white.
Fight the Salt
Salt air corrodes steel, aluminium and many fittings. Therefore, specify galvanised or stainless steel fixings, powder-coated or uPVC windows, and a generous concrete cover over reinforcement. Additionally, choose roofing sheets rated for coastal use.
Stop the Termites
Termites are very active at the coast. As a result, every foundation needs anti-termite treatment, and timber must be treated or replaced with steel.
Popular Coastal House Styles
Coastal Bungalows
A single-storey bungalow with a hip roof and wide veranda suits family plots in Mtwapa, Kikambala and Ukunda. Our Pwani bungalow is designed for the coast, with high ceilings, a deep veranda and a hip roof.
Coastal Maisonettes
Upper floors catch more breeze and sea views. Therefore, maisonettes are popular in Nyali, Bamburi and Shanzu. The Nyali maisonette offers four ensuite bedrooms with generous balconies.
Beach Villas
Luxury villas face the ocean, with pools, terraces and outdoor showers. The Vipingo villa spreads five bedrooms over three levels to capture views and breezes. Browse our mansion and villa designs.
Swahili-Inspired Homes
Swahili architecture uses thick coral walls, carved doors, inner courtyards, flat roofs with parapets and makuti roofs. Modern homes borrow these elements for a timeless coastal look.
Airbnb Cottages
Diani, Watamu, Kilifi and Malindi are among Kenya's top short-stay markets. As a result, compact 1 and 2 bedroom cottages with pools earn strong returns. The Sunbird cottage suits this market. Read our guide to 1 bedroom house plans.

Coastal Building Materials
Coral Stone
Coral stone is the traditional coastal building material. It is light, insulating and attractive. Moreover, it is locally available and keeps homes cool.
Concrete Blocks
Concrete blocks are widely used for modern coastal homes. They need good plaster and paint to resist humidity.
Makuti Roofs
Makuti (palm thatch) roofs are cool and beautiful. They suit cottages, gazebos, restaurants and resorts. However, they need regular maintenance and fire precautions.
Coastal-Rated Roofing
For metal roofs, choose sheets with coatings rated for coastal environments. Alternatively, concrete or clay tiles resist corrosion well.
Hotels and Resorts at the Coast
The coast is Kenya's beach tourism capital. Consequently, boutique hotels, resorts and serviced apartments are strong investments. Our 40 room beach resort suits Diani, Watamu and Malindi. Browse all hotel and resort designs.
How Much Do Coastal House Plans Cost?
Our fees are the same countrywide. Bungalow drawings cost KSh 25,000 to 36,700, maisonettes KSh 60,000 to 76,900, and villas, apartments and hotels KSh 30,000 to 76,500. Site visits at the coast cost KSh 15,000. Every design includes free 3D renders, a walkthrough video, interior design, plumbing and electrical drawings, and a landscape plan. See our pricing page.
How Much Does It Cost to Build at the Coast?
Coastal construction costs are similar to or slightly above the national average, because of corrosion-resistant materials and anti-termite treatment. Here are 2026 guide figures:
| Design | Standard finish | Premium finish |
|---|---|---|
| 3 bedroom bungalow, 175 m² | KSh 7.1M – 8.8M | KSh 10.2M – 12.7M |
| 4 bedroom maisonette, 285 m² | KSh 11.5M – 14.4M | KSh 16.7M – 20.7M |

Coastal Approvals
Mombasa, Kilifi, Kwale and Lamu counties each have their own planning departments. Additionally, beachfront plots may need NEMA approval and must respect high-water-mark setbacks. In Lamu Old Town, conservation approval is required. We guide you through each step. Read our approval guide.
Designing Holiday Homes That Earn
Many coastal homes are second homes. Consequently, they sit empty for much of the year unless they are rented out. Therefore, many owners design them to earn when the family is away.
First, consider lockable owner's storage. It keeps personal items secure while guests stay. Second, design each bedroom as a self-contained suite with its own bathroom; guests expect this. Third, choose durable, easy-clean finishes that survive sand, salt and frequent changeovers. Additionally, plan a small staff room or caretaker's house, because coastal rentals need on-site help.
Location within the plot matters too. For example, bedrooms with sea views earn higher rates. Similarly, a pool visible from the living room photographs well for listings. Finally, outdoor showers, shaded terraces and a barbecue area make the stay memorable. As a result, good design directly lifts your nightly rate and occupancy.
Water at the Coast
Water supply is unreliable in many coastal towns, from Mtwapa to Ukunda. In fact, many households buy water from bowsers during the dry months. Moreover, groundwater near the sea can be salty. Therefore, coastal homes need generous storage tanks and, where possible, rainwater harvesting during the long rains. In some areas, owners install borehole water treatment or small desalination units. We plan storage, pumps and treatment space in every coastal design.
Swimming Pools at the Coast
A pool is almost expected in coastal villas and Airbnbs. However, coastal pools face special challenges. For instance, sandy soils need careful structural design to prevent cracking. Similarly, salt air corrodes pool equipment, so pump rooms need ventilation and coastal-grade fittings. Additionally, sun-loving guests need shade, so pergolas and umbrellas matter. Browse our house plans with a swimming pool for ideas.
Living With the Long Rains
Between April and June, the coast receives heavy rain. Consequently, roofs need large gutters and steep enough pitches to shed water fast. Flat roofs need generous outlets and a reliable waterproofing membrane. Meanwhile, site drainage must carry storm water away from foundations. In low-lying areas near creeks, we raise floor levels to guard against flooding.
Security at the Coast
Holiday homes left empty need good security, because break-ins often target houses that look unoccupied. Therefore, we plan perimeter walls, strong gates, a guard house, lighting and CCTV with remote viewing. Furthermore, secure window grilles and doors protect the house when the family is away. Many gated beach estates in Vipingo and Diani also provide shared security.
Retiring to the Coast
The coast attracts retirees from Nairobi, upcountry and abroad. Warm weather, beaches and a slower pace of life appeal to many. However, retirement homes need special care. For example, a single-storey layout avoids stairs. Wide doors and level floors help with mobility. Similarly, a ground floor master suite with an accessible bathroom is essential. Proximity to hospitals in Mombasa, Kilifi or Malindi also matters.
Rental Apartments in Mombasa
Mombasa is Kenya’s second-largest city, and it needs housing. Its population keeps growing every year, and supply has not kept up. The port, the SGR terminus, Moi International Airport and a growing tourism sector all bring workers to the city. Consequently, rental apartments in Nyali, Bamburi, Mtwapa, Likoni and Changamwe are in steady demand.
Coastal apartment blocks follow the same principles as coastal homes. For instance, balconies and cross-ventilation keep units cool. Similarly, corrosion-resistant balustrades and windows cut maintenance. Moreover, water storage is essential, because supply in Mombasa is often rationed. Browse our apartment and rental plans and read our rental building guide.
Outdoor Living at the Coast
At the coast, life happens outdoors for most of the year. Therefore, outdoor spaces deserve as much design attention as indoor rooms. A shaded veranda becomes the main living room. Meanwhile, a rooftop terrace catches the evening breeze and ocean views. Additionally, a makuti gazebo in the garden offers a cool spot for afternoon rest.
Landscaping matters too. For example, coconut palms, frangipani and bougainvillea thrive in coastal conditions. Indigenous plants need less water and resist salt spray. As a result, the garden stays green with little maintenance.
Inland Coastal Towns
Not every coastal home is by the beach. For instance, Mariakani, Kwale Town, Voi and Taveta offer affordable plots and a different lifestyle. These inland areas are often hotter and drier than the beachfront. Consequently, shading, insulation and water storage become even more important. See house plans in Mariakani and Voi.
Ceiling Fans, Air Conditioning and Energy
Even well-designed coastal homes need some mechanical cooling on the hottest days, especially from January to March. However, good design reduces how much. For instance, ceiling fans in every room move air cheaply. Meanwhile, air conditioning can be limited to bedrooms at night. Therefore, we plan fan points and AC sleeves on the electrical drawings, and we insulate the roofs over bedrooms.
Solar power is very productive at the coast. Consequently, a rooftop solar system can offset much of the cooling load. Additionally, solar water heaters work well year round. As a result, running costs stay manageable even in the hottest months.
Termite-Proof Construction
Termites cause serious damage across the coast. Therefore, we specify soil poisoning under the foundation, a damp-proof and termite barrier, and treated or steel roof trusses. Additionally, door frames and kitchen cabinets should use termite-resistant materials. Regular inspections every few years keep the house protected.
Common Mistakes When Building at the Coast
Ignoring Corrosion
Standard steel and fittings rust quickly near the sea. Always specify coastal-grade materials.
Small Windows and Low Ceilings
These trap heat. Instead, design for airflow and height.
Untreated Timber
Termites destroy it. Treat all timber or use steel.
Building Too Close to the Beach
Beachfront setbacks protect against erosion and storms. Respect them.
