Cost of Building a House in Kenya in 2026: A Stage-by-Stage Guide

The short answer

Building a house in Kenya costs about KSh 32,000 to 65,000 per square metre in 2026, depending on the finishes. A typical 140 m² 3 bedroom bungalow costs around KSh 4M–9M, and a 250 m² 4 bedroom maisonette around KSh 10M–18M.

The biggest variables are the size of the house, the roof (flat concrete or mabati), the soil on your plot, and your choice of finishes.

Cost by construction stage

• Foundation (substructure): about 15%. More on black cotton soil.
• Walling and columns up to ring beam: about 20%
• Roofing or roof slab: about 15%
• Doors and windows: about 10%
• Plumbing and electrical: about 12%
• Finishes (plaster, screed, tiles, paint, ceilings): about 20%
• External works (drainage, paving, septic tank, wall): about 8%

Professional and approval fees

Budget for architectural drawings (ours start at KSh 30,000), structural drawings, a Bill of Quantities, county approval fees, NCA registration and, for larger projects, a NEMA licence. Together these are typically 5–10% of the construction cost, and they save you far more by preventing mistakes on site.

How to save money without cutting corners

• Choose a compact, simple footprint: every corner adds cost.
• Get an accurate BQ and use it to compare contractor quotes.
• Build in phases: finish the structure and roof first, then the finishes.
• Buy key materials in bulk and supervise deliveries.
• Don't skip the soil test on clay or black cotton soil.
