4 Bedroom Flat Roof Maisonette design in Kenya: the Syokimau, exterior photo

Searching for house plans in Kiambu, Machakos and Kajiado? You are looking at Kenya's fastest-growing housing market. These three counties surround Nairobi and absorb much of the city's growth. From Ruiru and Ruaka to Syokimau, Kitengela, Ongata Rongai and Ngong, new estates rise every month. Consequently, demand for good house designs has never been higher.

This guide covers the best house plans for Nairobi's satellite towns. We explain the local soils, plot sizes and approval processes. Additionally, we recommend designs for each town, from first homes and family maisonettes to rental blocks and luxury villas. We also cover Murang'a, which is fast becoming part of the metro region.

Why Build in Nairobi's Satellite Towns?

More Affordable Land

Land in Kiambu, Machakos and Kajiado costs far less than in Nairobi's suburbs. As a result, families can afford a 50×100 plot and a proper house instead of an apartment.

Better Infrastructure

Major roads have transformed these counties. For example, Thika Superhighway opened up Ruiru, Juja and Thika. Similarly, the Northern Bypass serves Ruaka and Kiambu Road. Meanwhile, the Nairobi Expressway and Mombasa Road serve Syokimau, Athi River and Mlolongo. The Southern Bypass connects Ngong Road, Rongai and Kiserian.

Strong Rental Demand

Universities, industrial zones and commuter towns create steady rental demand. For instance, JKUAT in Juja and Kenyatta University near Ruiru keep student housing full. Likewise, Export Processing Zones in Athi River attract workers.

Space for Gardens and Families

Unlike Nairobi’s flats, satellite towns offer gardens, parking and room for children to play. Many also have quieter streets and cleaner air. Consequently, young families choose them for their first homes.

House Plans in Kiambu County

Kiambu is one of Kenya's busiest building markets. Its red soils are generally good for building, although some lower areas have black cotton soil.

Ruiru and Juja

Ruiru is a hub of gated estates along Thika Superhighway and the Eastern Bypass. Meanwhile, Juja's student population drives demand for bedsitters and hostels near JKUAT. Our Ruiru maisonette and Githurai rentals suit this area. See house plans in Ruiru and Juja.

Ruaka and Kiambu Road

Ruaka has exploded into a dense apartment hub close to Two Rivers Mall and the UN at Gigiri. Meanwhile, Kiambu Road hosts upscale gated communities. See house plans in Ruaka and Kiambu Road.

Thika

Thika is an established industrial town with growing residential estates. The Thika maisonette takes its name from the town. See house plans in Thika.

Kikuyu and Limuru

Kikuyu and Limuru have cool climates, rolling hills and tea farms. As a result, stone homes, tiled roofs and fireplaces suit these areas. See house plans in Kikuyu and Limuru.

House Plans in Machakos County

Machakos stretches from Nairobi's edge to the dry plains of Ukambani. Its western towns are part of the metro region, while its eastern areas are rural.

Syokimau and Mlolongo

Syokimau and Mlolongo sit along Mombasa Road and the Expressway, close to JKIA and the SGR terminus. Gated estates of maisonettes dominate. However, black cotton soil is widespread. Therefore, a soil test and a proper foundation are essential. Our Syokimau maisonette fits four bedrooms on a 40×80 plot. See house plans in Syokimau and Mlolongo.

Athi River

Athi River combines industry, the Export Processing Zone and new estates. Like Syokimau, it has extensive black cotton soil. See house plans in Athi River.

Machakos Town, Kangundo and Tala

Further east, Machakos Town is a growing county capital. Meanwhile, Kangundo and Tala offer affordable rural and peri-urban plots. Local stone keeps costs down. See house plans in Machakos Town.

House Plans in Kajiado County

Kajiado offers wide open spaces, views of the Ngong Hills and Mt Kilimanjaro on clear days, and fast-growing towns.

Kitengela

Kitengela is one of the most popular places for first homes near Nairobi. Plots are affordable, and the town has grown rapidly along the Namanga Road. However, black cotton soil and water scarcity are common. Therefore, foundations, tanks and rainwater harvesting matter. Our trending Kitengela maisonette suits the area. See house plans in Kitengela.

Ongata Rongai and Kiserian

Rongai is a busy commuter town along Magadi Road. Meanwhile, Kiserian offers more space further out. The Rongai fourplex design suits investors here. See house plans in Ongata Rongai and Kiserian.

Ngong

Ngong's hills offer stunning views and cool breezes. Sloping plots suit split-level homes and stone designs. The Ngong maisonette combines stone walls with a gable roof. See house plans in Ngong.

Isinya and Kajiado Town

Isinya and Kajiado Town offer larger plots at lower prices. As a result, they suit bungalows and small farms. See house plans in Isinya.

House Plans in Murang'a

Murang'a, along the Thika–Sagana road, is increasingly part of the commuter belt. Kenol and Makuyu are growing fast. Meanwhile, the hilly countryside suits stone bungalows. See house plans in Murang'a.

Building on Black Cotton Soil

Black cotton soil is the biggest technical challenge in Machakos and Kajiado, and in parts of Kiambu. It swells when wet and shrinks when dry. Consequently, shallow foundations crack, floors heave and walls split.

The solutions include excavating to firm ground, using a raft foundation, replacing the soil with compacted hardcore, or using piles for heavy buildings. However, the right solution depends on the depth of the soil and the building's load. Therefore, always start with a soil test. Read our guide to structural drawings and BQs for more.

Water in the Satellite Towns

Water supply is a major issue in Kitengela, Syokimau, Athi River and Rongai. Therefore, every home we design here includes large storage tanks and rainwater harvesting. Moreover, many estates share boreholes. We plan tank stands, underground tanks and pump rooms from the start.

Best House Designs for the Satellite Towns

First Homes

A compact 3 bedroom bungalow or maisonette suits first-time builders. For example, the Baraka bungalow and Kilimani maisonette are popular choices.

Family Maisonettes

The 4 bedroom maisonette is king in gated estates. The Lavington and Syokimau designs lead. Browse all maisonette house plans.

Rental Blocks

Near universities and industrial zones, rental blocks earn strong returns. Browse our apartment and rental plans.

Gated Community Developments

Developers building small gated communities use townhouse designs such as the Kiambu townhouses.

How Much Do House Plans Cost Here?

Our fees are the same countrywide. Bungalow drawings cost KSh 25,000 to 36,700, maisonettes KSh 60,000 to 76,900, and other buildings KSh 30,000 to 76,500. Site visits in Kiambu, Machakos and Kajiado cost just KSh 5,000, because they are within Nairobi's environs. See our pricing page.

How Much Does It Cost to Build Here?

Construction costs are close to Nairobi's. However, black cotton soil can add significantly to foundation costs. Here are 2026 guide figures:

DesignBasic finishStandard finish
3 bedroom bungalow, 140 m²KSh 4.0M – 5.0MKSh 5.7M – 7.1M
4 bedroom maisonette, 250 m²KSh 7.2M – 9.0MKSh 10.1M – 12.6M

Approvals in Kiambu, Machakos and Kajiado

Each county has its own planning department and submission process. Generally, you need architectural and structural drawings by registered professionals, ownership documents and statutory fees. Additionally, some gated estates require their own design approval first. We handle submissions in all three counties. Read our approval guide.

Climate Differences Across the Three Counties

Although these counties border each other, their climates differ. For example, Limuru, Kikuyu and upper Kiambu sit high on the slopes of the Aberdares. As a result, they are cool, misty and wet, with chilly nights for much of the year. Therefore, homes there benefit from fireplaces, insulated roofs and living rooms that catch the morning sun.

By contrast, Athi River, Kitengela, Isinya and Machakos Town are warmer, drier and windier. Consequently, homes there need shade, cross-ventilation, deep verandas and robust roof fixings. Moreover, dust is common in the dry season, so well-sealed windows and paved driveways help.

Meanwhile, Ruiru, Juja and Thika sit in between, with warm days and mild nights. Here, flat roof maisonettes with rooftop terraces work well, because evenings are pleasant outdoors.

Investing Along Major Transport Corridors

Transport drives land values in the satellite towns. In fact, the biggest price jumps follow new roads and rail. For instance, Thika Superhighway transformed Ruiru and Juja within a decade. Similarly, the Expressway boosted Syokimau and Mlolongo. Meanwhile, the planned upgrades on Magadi Road and the Southern Bypass continue to lift Rongai and Kiserian.

Therefore, if you are buying land to build rentals, look at plots within walking distance of matatu stages, commuter rail stations and major junctions. Tenants pay more to save time. Additionally, check for upcoming bypasses and road expansions that may affect your plot, both positively and negatively.

Building a First Home on a Budget

Many first-time builders in Kitengela, Juja and Kangundo work with tight budgets. Fortunately, a few smart choices help. First, choose a compact design with a simple shape. Second, use a mabati roof now, or design a flat slab that can be finished later. Third, build in phases: structure and roof first, then finishes. Finally, buy stone and sand directly from local quarries in Juja and Machakos. Read our guide to low cost house plans in Kenya for more tips.

Schools, Hospitals and Shopping

Families moving to the satellite towns ask about services. Fortunately, these have grown quickly. For instance, Ruiru, Kitengela and Syokimau now have large malls, private hospitals and good private schools. Similarly, Thika and Machakos Town offer established county hospitals and colleges. As a result, families can live, work and study without daily trips into Nairobi.

Designing for Gated Communities

Gated communities dominate new development in Ruiru, Syokimau, Kitengela and along Kiambu Road. They offer shared security, roads and sometimes water. However, they also come with rules.

For instance, many estates fix the roof type, wall colours, fence design and maximum height. Some require all homes to be maisonettes or all to be flat roof designs. Others restrict DSQs or rental units. Consequently, your plans may need estate approval before county submission.

We read the estate guidelines at the start and design within them. Moreover, we prepare the documents estate committees ask for, such as elevations and 3D renders. As a result, approvals move quickly, and your home fits the estate's character.

Sloping Plots in Ngong and Kikuyu

Ngong, Kikuyu and parts of Limuru sit on hills. Therefore, plots often slope steeply. Although slopes increase foundation costs, they offer spectacular views across the Rift Valley or the Nairobi skyline. Split-level homes, basement garages and terraced gardens make the most of them. Our engineers design stepped foundations and retaining walls to keep these homes stable.

Planning for Future Value

Land in these counties keeps appreciating. Consequently, design decisions today affect resale value tomorrow. For example, ensuite bedrooms, a DSQ, ample parking and good water storage all appeal to future buyers and tenants. Similarly, a structure designed for an extra floor gives the next owner room to grow. Therefore, think beyond your own needs when choosing a plan.

Mixed-Use Buildings on Busy Roads

Along Thika Road, Kangundo Road, Magadi Road and the Namanga Road, plots on the main road often suit mixed-use buildings. For example, shops on the ground floor and apartments above earn two kinds of rent. Our Biashara plaza design shows how this works on a 50×100 plot. However, zoning must allow commercial use, so we confirm it with the county first.

Airbnb and Short Stays Near JKIA

Syokimau and Mlolongo sit minutes from JKIA and the SGR terminus. Consequently, short-stay apartments serve transit travellers, airline crew and business visitors. Furnished 1 and 2 bedroom units with secure parking and reliable Wi-Fi do well here. Therefore, some investors design part of a block for short stays and the rest for long-term tenants.

Retirement Homes Near Nairobi

Many Nairobi professionals plan retirement homes in Ngong, Limuru, Kiserian or Machakos. These towns offer space, fresh air and quick access to city hospitals. Therefore, a single-storey bungalow with wide doors, a ground floor master suite and a big veranda is ideal.

Common Mistakes in the Satellite Towns

Ignoring Black Cotton Soil

This is the most expensive mistake. Always test the soil.

Underestimating Water Needs

Without storage, families suffer during rationing. Plan tanks from the start.

Ignoring Estate Rules

Many gated estates set rules on roofs, colours and heights. Check them first.

Buying Land Without Due Diligence

Fraud exists in fast-growing areas. Therefore, verify titles and beacons before buying.
