Choosing the right house plans in Kenya is the most important decision you will make before you build. A good plan controls your budget. It also decides how your home feels every single day. In fact, most cost overruns on Kenyan sites start with a weak or incomplete drawing.

This guide covers everything you need. We explain house designs in Kenya, what architectural drawings cost, and how county approval works. Additionally, we look at how the right design changes from Nairobi to Mombasa, Nakuru, Kisumu and Eldoret. By the end, you will know exactly which plan suits your plot, your family and your budget.

Why the Right House Plan Matters in Kenya

A house plan is more than a pretty picture. It is a legal document, a construction manual and a budget tool. Therefore, the quality of your plan affects every shilling you spend on site.

For example, a poorly planned 3 bedroom bungalow can waste 15 to 20 square metres on corridors. At roughly KSh 45,000 per square metre, that is close to KSh 900,000 lost. Similarly, a plan without proper structural drawings can lead to cracked walls on black cotton soil in Syokimau or Kitengela.

Moreover, counties will not approve a house without proper drawings. Nairobi, Kiambu, Machakos and Kajiado all require plans signed by registered professionals. Consequently, a cheap shortcut often becomes the most expensive option.

A complete set of house plans in Kenya usually includes floor plans, elevations, sections, a roof plan and a site plan. In addition, you need structural drawings, plumbing and electrical layouts, and ideally a Bill of Quantities. You can see exactly what we include on our pricing page.

Kenyans build a wide range of homes. However, a few house types dominate the market in 2026. Each suits a different plot size, budget and lifestyle.

Bungalows

The bungalow remains the most popular house design in Kenya. It is a single-storey home with no stairs. As a result, it suits retirees, young families and upcountry homes in places like Nyeri, Kakamega and Machakos.

Bungalows are simple to build and easy to extend later. Moreover, they work with both flat roofs and pitched mabati roofs. Browse our full range of bungalow house plans to compare layouts.

Maisonettes

A maisonette is a two-storey house with bedrooms upstairs. It makes the most of small, expensive plots in Ruiru, Ruaka, Syokimau and Kitengela. For instance, a 4 bedroom maisonette fits easily on a 50×100 plot with space for parking.

Maisonettes are slightly more expensive per square metre because of the stairs and the suspended slab. However, they save land, which is often the bigger cost near Nairobi. See our maisonette house plans for modern and classic options.

Flat Roof and Modern Designs

Flat roof houses have become the face of modern Kenyan architecture. Parapet walls hide the roof, which gives a clean, boxy look. Furthermore, the flat slab creates space for water tanks, solar panels or a rooftop terrace.

Our flat roof house plans and modern house designs show the full range. If you are unsure about the roof, read our guide on flat roof vs mabati roofs.

Mansions, Rentals and Commercial Buildings

At the top end, luxury villas in Karen, Runda and Nyali include pools, gyms and home cinemas. Our mansion and villa designs cover these homes.

Meanwhile, many Kenyans build to earn income. Rental blocks near Juja, Kasarani and Eldoret are strong investments. Explore our apartment and rental plans and commercial building designs for these projects.

House Plans in Kenya by Number of Bedrooms

Most families start their search with the number of bedrooms. Therefore, here is a quick overview of each size and what it suits best.

A 2 bedroom house plan suits young couples, retirees and rental cottages. It fits on a 40×80 plot and costs the least to build. Our 2 bedroom house plans start with the Amani, a compact flat roof design of 88 m².

A 3 bedroom house plan is the most searched design in Kenya. It balances space and budget for a family of four or five. See the 3 bedroom house plans, including our best-selling Baraka bungalow.

A 4 bedroom house plan suits growing families and homes with live-in relatives. It is common as a maisonette in Nairobi's satellite towns. Compare options on our 4 bedroom house plans page.

Finally, 5 and 6 bedroom house plans suit large families and executive homes. They often include a DSQ, a family lounge and a guest wing. Browse the 5 bedroom house plans for ideas.

What It Costs to Build a House in Kenya in 2026

Drawing fees are small compared to construction. In 2026, building costs in Kenya fall into three broad bands.

Basic (mabati roof, ceramic tiles)about KSh 32,000about KSh 4.0M – 5.0M

Choosing a House Plan for Your Plot Size

Your plot size is the first filter for any design. Consequently, it is worth understanding the common Kenyan plot sizes.

A 40×80 plot (about 1/8 acre in many areas) suits a compact bungalow or a narrow maisonette. Our 40×80 plot house plans are designed to leave room for parking and a small garden.

A 50×100 plot is the classic Kenyan residential plot. It comfortably holds a 3 or 4 bedroom bungalow, or a 4 to 5 bedroom maisonette with a DSQ. See the 50×100 plot house plans and our guide to the best house designs for a 50×100 plot.

Larger plots, such as a quarter acre or half acre in Karen, Ngong or upcountry, give you more freedom. For instance, you can build a sprawling bungalow with a courtyard, a pool and a separate guest house.

House Plans Across Kenya's Regions

Kenya's climate and soils vary widely. Therefore, a good plan in Mombasa looks very different from a good plan in Nyandarua.

Nairobi Metropolitan

Nairobi, Kiambu, Machakos, Kajiado and Murang'a form the busiest building market in the country. Plots are small, so maisonettes and flat roof designs lead. Moreover, black cotton soil around Athi River, Syokimau and Kitengela needs deeper foundations. Start with our pages for Nairobi, Kiambu, Machakos and Kajiado.

The Coast

Mombasa, Kilifi and Kwale are hot and humid. As a result, coastal homes need high ceilings, cross-ventilation and corrosion-resistant fittings. Holiday homes in Diani, Nyali and Malindi are popular investments.

Rift Valley, Central and Western Kenya

Nakuru, Eldoret and Nanyuki have cool highland climates. Similarly, Nyeri, Meru and Nyandarua get cold at night, so insulated roofs and fireplaces help. Meanwhile, Kisumu and the lake region are hot, so shading matters. Explore Nakuru, Uasin Gishu, Nyeri and Meru.

You can browse every county on our house plans by location page.

Getting Your House Plans Approved

No house in Kenya should start without approved plans. The county planning office checks zoning, setbacks, plot coverage and structural safety. In addition, larger projects need National Construction Authority (NCA) registration and sometimes a NEMA licence.

The approval process typically takes 30 to 90 days, depending on the county. Nairobi now uses an online e-development permit system. Other counties, such as Nakuru and Mombasa, have their own submission portals and offices.

We handle submissions for our clients, from KSh 10,000 for small homes. Statutory county fees are paid separately. For a full walkthrough, read how to get building plans approved in Kenya.

Common Mistakes to Avoid With House Plans

Many Kenyans learn these lessons the hard way. However, you can avoid them with a little planning.

Copying a Plan From the Internet

A plan downloaded from a foreign website rarely fits a Kenyan plot. For example, it may ignore the county's setback rules or assume a timber frame. Moreover, it will not carry the stamp of a registered Kenyan architect. As a result, the county will reject it, and your fundi will improvise on site.

Skipping the Soil Test

Black cotton soil covers large parts of Nairobi's eastern side, Machakos and Kajiado. It swells in the rain and shrinks in the dry season. Consequently, a standard strip foundation can crack within two years. A simple soil test costs far less than repairing a cracked house.

Ignoring Future Expansion

Many families build a bungalow now and plan to add a floor later. Therefore, the foundation and columns must be designed for the extra load from day one. Otherwise, you may have to demolish part of the house to expand it.

Designing Without a Budget

A beautiful design is useless if you cannot finish it. Therefore, share your budget with your architect at the start. A good designer will then fit the size, roof and finishes to your money, not the other way round.

Forgetting Water and Power

Water rationing hits Nairobi, Kitengela and Machakos every dry season. Likewise, power cuts are common upcountry. For that reason, we plan tank space, rainwater harvesting and solar from the first sketch. Adding them later always costs more.

Our Services for House Plans in Kenya

We are a full-service design team. Therefore, you can get everything you need to build from one place, whether you are in Nairobi, Mombasa, Kisumu or the diaspora.

Custom Architectural Drawings in Nairobi and Countrywide

Our architects design homes around your plot, your family and your budget. We start with a site visit to check the slope, soil, access, views and county zoning.

Afterwards, we produce floor plans, elevations, sections and a site plan. You can review and request changes until the layout feels right. Bungalow drawings start at KSh 25,000, and maisonettes start at KSh 60,000.

Ready-Made House Plans for Every County

Not everyone needs a fully custom design. For example, our ready-made plans let you start from a proven layout and adjust it. Browse all house plans by type, roof and size.

Each ready plan is adapted to your plot and local conditions. Consequently, you get a lower design cost without losing quality.

Structural and Civil Engineering Drawings

Your contractor cannot build safely without structural drawings. Our registered engineers design the foundation, columns, beams, slabs and staircases.

This matters most on difficult soils. For instance, black cotton soil in Machakos and Kajiado needs special foundations. Similarly, steep plots in Kisii and Ngong need stepped footings.

Plumbing, Electrical and Drainage Layouts

Every design includes MEP drawings at no extra cost. These show water supply, drainage, septic tanks or sewer connections, and electrical points.

As a result, your plumber and electrician work from a clear plan. This avoids chasing walls after plastering, which wastes time and money.

Bill of Quantities and Cost Estimates

A Bill of Quantities lists every material and its cost. It lets you compare contractor quotes fairly and buy materials in bulk.

Banks also ask for a BQ before they approve a construction loan. Learn more about bank-ready documents on our financing page.

County Approval and Submission

We prepare and submit your plans to the county, then follow up until approval. This service covers Nairobi, Kiambu, Machakos, Kajiado, Nakuru, Mombasa and every other county.

Meanwhile, you can focus on financing and choosing a contractor. We keep you updated on WhatsApp at every stage.

3D Renders, Interior and Landscape Design

Every design comes with photo-realistic 3D exterior renders and a walkthrough video. In addition, we design your kitchen, living room, bedrooms and bathrooms in 3D.

We also plan your garden, driveway, gazebo and perimeter wall. Therefore, you see the finished home before you lay a single block.
